North Coast Residences

Located on the north coast of Egypt, west of Alexandria, this ambitious residential and urban development project is part of a master plan that redefines the experience of waterfront living.

The overall approach responds to a clear premise, i.e. to offer properties with open sea views, without sacrificing privacy, comfort and seamless integration into the landscape.

The villas’ architecture is based on three main materials: stone, white and wood, which define a common identity throughout the complex.

With its consistent and flexible range, the project brings together 13 different housing types, making up more than 1,250 residences and 75 beach cabins, each with its own identity within the cohesion of the complex.

Diversity of forms and space richness have been prioritised throughout the project, with homes that integrate inner courtyards protected from the sun and facades that open up in a controlled manner to the landscape, thus seeking a balance between privacy and connection with the surroundings.

The 1-, 2- or 3-bedroom villas have been designed using a modular logic that allows fronts to be unified and a consistent image to be created along the coastline.

For their part, the service buildings feature a similar architectural style, but with variations in materials that provide each space with its own identity, while respecting the overall consistency of this complex.
