North Coast Residences

Located on Egypt’s North Coast, west of Alexandria, North Coast Residences introduces a refined way of living by the sea. The project forms part of a residential and urban masterplan designed to bring together villas, apartments, shared amenities and open-air spaces within a privileged coastal setting.

At LUV Studio, we approached the project with a clear ambition: to create a residential experience where open views of the Mediterranean coexist with privacy, comfort and a calm relationship with the surrounding landscape. The proposal combines luxury architecture, urban planning and landscape design to shape a coherent destination without losing its natural character.

The architectural language is defined by an essential palette of stone, white surfaces and wood. These materials give unity to the overall composition, while 13 residential typologies introduce formal diversity and spatial richness. More than 1,250 residences and 75 beach cabins share a common design language while retaining their own identity.

The homes incorporate shaded inner courtyards, controlled openings toward the landscape and modular solutions that create a consistent image along the coastline. This balance between privacy, natural light and outdoor living positions the project among LUV Studio’s most ambitious interior design projects within a high-end residential context.
